Bermuda wants 1 to 2 inches. St. Augustine wants 3 to 4 and scalps if you go lower. We check what you have on the first visit and set the deck for it, instead of running one height across every yard on the route.
A dull blade tears the leaf instead of cutting it, and the tips brown out within two days. We keep blades sharp and change direction between visits so the grass stands back up instead of laying over into ruts.
Crabgrass germinates when soil temperature holds near 55°F — in North Texas that means late February. Fall weeds go down in September. Miss those windows and you spend the season pulling preventable weeds.

Seed takes a season and a lot of luck. Sod gives you a finished lawn the day we leave. We prep and grade first, because sod laid over compacted clay will not root no matter how much you water it.

It depends on the mowed square footage, not the size of the house. Most standard suburban lots in Plano, Rockwall and Royse City land in a predictable range, and you get a flat per-visit price in writing after we measure. We don't quote a number over the phone and then change it when the crew shows up.
No. Service runs week to week or visit to visit. If you want to pause for winter or stop entirely, just tell us and we take you off the route. There's no cancellation fee and no minimum number of visits.
No. As long as we have gate access, the crew services the property and texts you when they're done. If the gate is locked and we can't get in, we call you before we leave rather than just skipping you.
We move you to the next dry day and keep you in the same week whenever possible. Mowing saturated turf tears the roots and leaves ruts, so we'd rather come a day late than damage the lawn.
It depends on what you have. Bermuda and Zoysia get cut low. St. Augustine gets left tall — cutting it short scalps the runners and opens the door to weeds. We identify the grass on the first visit and set the deck accordingly.
By default we mulch them back into the lawn, which returns nitrogen and cuts down on how much fertilizer the yard needs. If you'd rather have them bagged and hauled off, we can do that as an add-on.
Yes. Overgrown lots are quoted separately from recurring mowing, because the first cut takes far longer and usually means hauling debris. Once it's back under control you can move onto a regular plan at the normal rate.
Yes. We can send a certificate of insurance before the first visit if your HOA or property manager asks for one.
